FAQs

Q: Do you offer interest only loans?

A: Yes we do, up to a maximum of 5 years. The loan must revert to principal and interest repayments for the remaining term.

Q: Will you look at my residency status?

A: Yes, however we accept both temporary (those with a visa) and non-residents of Australia.

Q: Is there any age restrictions?

A: No, we do not discriminate as to an applicant’s age. However we must ensure the applicant is able to service and repay the loan.

Q: Can you lend to self-employed individuals?

A: Yes we do, and we also have a simple alternative documentation (“Alt Doc”) approach to verifying self-employed income.

Q: Do I still have to have an Australian bank account if my home loan comes with an Offset Facility?

A: No, an active Australian bank account is no longer required – you can make monthly loan repayments directly via your Offset Facility.

Q: Can I send funds to my Offset Facility from overseas? 

A: Yes, however, in order to receive international payments you must provide us with a copy of the electronic payment receipt from the financial institution from which the payment was made within 7 days of making that payment. If you do not provide the payment receipt within 7 days, the payment will be considered to have been a mistake, the payment will not be credited to your account and will be treated as unclaimed funds. All payments must be made in Australian Dollars only.

Q: Can I make advance payments and is there any fees?

A: There is no penalties or fees for early repayment of variable rate loans. Break Fees may apply for early repayment of fixed rate loans.

Q: How does a House & Land loan construction loan work?

A: Funds are advanced by progressive payments and are released on a “cost to complete” basis. The Lender pays these staged progress payments to the builder of the home as the construction of the house is completed. The Lender will also undertake an inspection at each stage to ensure works are satisfactorily completed before releasing funds.

Simple example excluding costs would be as follows: Land Cost $250,000, Cost to build the house $350,000. Total Value of house and land is therefore $600,000. Maximum LVR is 70%, and therefore the maximum loan amount is $420,000. The Lender would ask you to first pay their 30% deposit ($180,000) towards the land price of $250,000. The Lender would then lend the remaining $70,000 required to settle the land and also 100% of the build cost of $350,000. This would usually be done in 5 progressive payments.

A: When you discuss your home loan with your LJ Hooker Home Loans specialist, he/she will inform you of the relevant documentation required to apply for an LJ Hooker Home Loans Bright loan.

Q: What’s the difference between a fixed and a variable rate home loan?

A: A fixed rate loan means that the interest rate, which applies to your loan, will stay the same for a fixed period. For example, if you take out a 3-year fixed rate home loan, the interest rate will be the same throughout the 3 year fixed rate term, which means you know exactly what your repayments will be during that term. A variable rate loan means that the interest rate may change from time to time throughout the life of the loan.
